Comstock Secures 310,000‑Sq‑Ft Lease from Booz Allen at Reston Station

Comstock Holding Companies, Inc. announced that Booz Allen Hamilton will occupy more than 310,000 sq ft of office space in the nearly finished 1870 and 1800 Reston Row Plaza towers at Reston Station. The two LEED‑Silver Trophy office towers will be connected by a future enclosed bridge on the seventh floor, and the lease includes options for additional expansion as the development grows.

Reston Station is a 90‑acre, transit‑oriented mixed‑use complex centered on the Wiehle‑Reston East Metro station. Existing tenants include Google, Spotify, and Qualtrics, and Booz Allen’s move to the site in fall 2027 adds a high‑profile, long‑term anchor that will further cement the development’s reputation as a premier corporate hub.

CHCI’s Q3 2025 financials show revenue of $13.32 million, a modest year‑over‑year increase, but net income fell to $541 k from $2.38 million in Q3 2024 due to higher operating costs. The new lease will add a stable, long‑term fee‑based revenue stream that aligns with CHCI’s asset‑light, debt‑free model and supports its growth trajectory.

The lease is a 15‑year term with options to expand, and it will be fully occupied by Booz Allen in fall 2027. While the exact rental rate is not disclosed, the agreement reflects premium market rates for transit‑connected office space and includes a to‑be‑built bridge that enhances tenant connectivity.

Booz Allen’s relocation to Reston Station signals confidence in the Washington, D.C. office market and supports CHCI’s strategy of developing high‑density, transit‑connected properties. The addition of a tenant of Booz Allen’s stature is expected to increase recurring property and parking management fees and make Reston Station more attractive to other prospective tenants.
