Churchill Downs Incorporated announced a multi-year series of capital projects aimed at enhancing and expanding the Kentucky Derby experience across three key areas of Churchill Downs Racetrack. These transformational projects represent the largest expansion and renovation in the company's 150-year history.
The projects include 'The Skye Project,' which will replace 11,500 existing seats with 13,300 premium hospitality seats, with the first three floors expected to be operational for the 153rd Kentucky Derby in May 2027. The 'Conservatory Project' will replace 2,100 temporary infield suites with over 7,000 permanent premium experiences, with Phase One ready for the 152nd Kentucky Derby in May 2026.
Additionally, the 'Infield General Admission Project' will introduce three new permanent buildings to enhance amenities for general admission guests, with the first building opening for the 152nd Kentucky Derby in 2026. CDI plans to invest up to $920 million in these projects between 2025 and 2028, with $120 to $130 million anticipated in 2025, pending incentive approvals.
