Fannie Mae published the results of its January 2025 National Housing Survey (NHS), showing a slight increase in the Home Purchase Sentiment Index (HPSI). The HPSI rose by 0.3 points to 73.4, rebounding after a dip in the previous month.
Consumer optimism improved for both homebuying and home-selling conditions, and expectations for home price increases over the next 12 months grew. However, mortgage rate optimism decreased by 13 percentage points in January after a surge in the second half of last year.
The modest increase in HPSI indicates resilient consumer sentiment despite some concerns about mortgage rates. Improved outlooks on buying and selling conditions, along with rising home price expectations, are generally positive for Fannie Mae's business volumes and credit quality.
