Fannie Mae Reports Higher Year-Over-Year Housing Sentiment Despite December Dip

Fannie Mae's Home Purchase Sentiment Index (HPSI) decreased by 1.9 points in December to 73.1, as reported on January 7, 2025. Despite this monthly dip, the index remained substantially higher than year-ago levels.

A plurality of consumers, 42 percent, continued to expect mortgage rates to decline over the next 12 months. While this was lower than the previous month's 45 percent, it significantly improved compared to 31 percent in December of the prior year.

The shares of consumers expressing optimism toward homebuying and home-selling also remained improved year-over-year. This indicates a general acclimation to the housing market environment, supporting potential future activity.
