J.P. Morgan Asset Management Expands Timberland Portfolio with 28,200‑Acre Emerald Ridge Acquisition

Campbell Global, LLC, the timberland investment manager of J.P. Morgan Asset Management, closed its purchase of Emerald Ridge, a 28,200‑acre (11,400‑hectare) forestland holding in Oregon’s north‑coastal and Willamette Valley regions, on November 10, 2025.

The acquisition adds a substantial, sustainably managed forestland portfolio to J.P. Morgan’s alternative‑asset platform, reinforcing the firm’s long‑term strategy to grow timberland holdings that generate stable, inflation‑hedged returns for institutional investors. Campbell Global, which manages $10.1 billion in assets and 1.4 million acres worldwide, has positioned itself as the key vehicle for J.P. Morgan’s timberland expansion since its acquisition in 2021.

Emerald Ridge is home to approximately 8.5 million trees and features 365 miles of streams, 70 miles of which support fish populations, and 3,100 acres of streamside buffers. The property will be managed under Sustainable Forestry Initiative (SFI) standards, ensuring responsible stewardship, carbon sequestration, and biodiversity protection—key ESG attributes that align with the growing demand for climate‑aligned investments.

Angela Davis, CEO of Campbell Global, said the transaction “demonstrates our team’s expertise and ability to acquire top‑tier properties on behalf of our investors.” She added that Oregon’s forestland quality “provides a strong foundation for long‑term, inflation‑hedged returns.”

The deal comes amid a broader market trend in which institutional investors are allocating capital to natural assets for diversification and low correlation to traditional markets. J.P. Morgan’s recent fundraising—closing its Forest & Climate Solutions Fund II in March 2025 with $1.5 billion and a total of $2.3 billion in separate‑account mandates—underscores the firm’s commitment to expanding its timberland platform.

By adding Emerald Ridge, J.P. Morgan Asset Management strengthens its position in the growing demand for natural‑asset investments, enhances its ability to deliver diversified, low‑correlation returns, and reinforces its stewardship of forest resources in a climate‑conscious framework.
