UMH Properties, Inc. announced on July 2, 2025, the completion of its acquisition of two manufactured home communities in Conowingo, Maryland, for a total purchase price of $14.625 million. These communities contain 191 developed homesites and are situated on approximately 82 acres.
The acquisition is strategically significant as these communities adjoin UMH's existing Maryland community, Cinnamon Woods, which is expected to create operational efficiencies and higher returns. Maybelle Manor, one of the acquired communities, is a stabilized property with 49 sites that are 100% occupied, featuring modern, homeowner-occupied multi-section homes.
Conowingo Court, the second community, is identified as a value-add opportunity with 142 sites, of which 101 are homeowner-occupied. UMH plans to implement its business plan to increase occupancy rates and property-level value over time. Year-to-date, UMH has acquired four communities totaling 457 sites for $39.2 million.
